All planning applications are subject to conditions which must be discharged (met). If you feel to meet any of the conditions attached with your planning approval, then you risk invalidating your approval and enforcement action.

Some conditions need to be met before you commence work on your project, these are called pre-commencement conditions. There are other types of conditions which need to be met during construction or before you occupy the building. Finally, there are also conditions that affect how you can use the building or how you can change the building.

In order to discharge conditions, you will need to fill in a form to submit to your planning authority confirming the details of the condition(s) which you have discharged. In some cases, they may require evidence of this, for example they may request a sample of building materials to ensure what you are using matches what you stated in your planning application.

There is a fee payable to your planning authority to discharge conditions. For householder developments such as extensions, loft conversions and garage conversions etc the fee is £34 per application however you can discharge multiple conditions at the same time. For larger developments such as new build flats or houses the fee is £116.
